LOCATION & AREA

Located in West Bay Marshes, this is a timber frame home built in 1990 on 5.8 acres with  650 +- ft of water frontage on the Bras d'Or. The house is located in the Eagle Creek Estates  subdivision on the Marble Mountain Road 5km from the village of West Bay.

The lot is located  on Ross Pond with deep water access to the main lake. The area is ideal for sailing and boating  of all kinds. The house is located 12 km from the golf course at Dundee. One hour from the new course at Inverness.  Port Hawkesbury is 27  km, St. Peter's is 30km. Baddeck and Antigonish are an hour away. One and a half hours from  Sydney and New Glasgow and three hours from Halifax.

RESIDENCE - INTERIOR & EXTERIOR DESCRIPTION

The house has 1900 sq ft of living area with a great room, 3 bedrooms, a den/office and 2  bathrooms. The house has heated floors in the kitchen/foyer and both bathrooms. The great  room, dining room and den have heartwood birch floors and the bedrooms and loft are wall to  wall carpet. 

In the great room there is a central TESS stone fireplace reaching 27 ft to the peak of the open  living area. The fireplace is constructed with stone from Cap La Ronde on Isle Madame. It has a  48 inch fire box, 5 flues and stores the heat from the fire in it's 7.5 ton mass and dispenses the heat slowly into the house. It is capable of heating the house if used daily. The fireplace sits on it's own foundation separate from the slab under the balance of the house. 

The interior of the house is clad with pine on the walls 1x6 TG and spruce 2x6 TG on the  ceiling The den has a built in work area, desk and hardwood floors. The doors in the house are  all solid pine and the closet doors are classic louvered pine doors. The house has Hunt wooden  windows and European French doors to the decks and the main door was imported from Belgium.  The kitchen cabinets are pine, custom made for the house. The kitchen has a heated ceramic  floor. There is lots of light with 2 windows and a skylight.

The vanities in the bathrooms are custom made cedar. One Bath has a red marble vanity top  from River Denys with a Kohler under sink and a deep soaker tub. The other bath has a shower.  Both baths are clad with cedar 1x6 TG and have white marble heated floors. 

The House has 4 skylights; one in the loft, one in the tub bath, one in the master bedroom, one in  the great room and one in the kitchen. 

There is a 50 x 10 covered veranda on the front of the house facing the lake. The west side of the  veranda has been fitted for a Cape Hatteras double Hammock which is included with the house.  There is room on the veranda for the storage of wood for the fireplace. On the East side of the 
house there is a 10 x 60 deck that wraps around the house from the veranda in the front to the  deck 20 x 10 at the entryway at the back of the house.

The house has a pine timber frame with curtain wall construction. The frame extends over the  veranda area which could be enclosed to add to the living area of the house if required. Also  there is a potential loft area above the dining room which the frame was designed to  accommodate. The exterior walls are 3 inches of purl board with plywood and new cedar shingles. The roof has 4 inches of purl board with a regular shingle roof. Easy to heat with wood and/or electric baseboard. Electric hot water tank owned. 

Appliances included are a double door Kenmore fridge with filtered water and ice a self cleaning Frigidaire convection wall oven a Jenn-Air stove top with grill and griddle and a Sears dishwasher. In the utility room there is a laundry tub and an over and under Maytag washer and dryer and a central vac. The house has a VanEE air exchanger. The window coverings are included as well as the hammock. 

THE GROUNDS, OUTBUILDINGS & AMENITIES

There is a paved drive winding through the woods 400 ft down to the house from the cull-de-sac  on the gravel private subdivision road. There is a 30 x 22 garage behind the house with room for  2 vehicles plus room for lawn equipment plus a loft for storage. The garage has two garage door openers and 110 power. 

The drive continues down to the waterfront area where the wharf was located. There is 110 power at the wharf as well as a pole light. A 24 x 24 board and batten gear shed with a metal roof is located next to the wharf with a cement floor for storage of gear, small boats and kayaks. 

There is no floating wharf at the present time but the concrete weights with chains are in place as well as the header with the power outlet. There is 10 ft of water about 15 ft from the shore. 15 ft of water  20 ft from the shore . The area is well protected and can accommodate a large vessel at the wharf and/or anchored. 
 
Located on the west side of the house is an in ground 16 x 32 salt water pool with accessories. It is surrounded by a wooden deck and a pine board and batten pool house with metal roof for the pump and pool gear. The pool is heated by a heat pump. 

The lot has a cleared area between the house and the lake. The balance of the lot is wooded. The  lot is very private. There are low maintenance shrubs around the house, pool and the property.  The front of the property is treed by old growth white pine, hemlock and maples where eagles are 
frequently seen. The back of the lot is mixed old growth forest dominated by hemlocks. 

The house has a 126 ft drilled well with soft water with 4 gallons a minute recovery. There has  never been a shortage or any other problems with the water. The septic system is in the east yard  and the tank has been pumped on a regular basis. There is a riser on the tank for easy access.
The satellite TV dish is located on a post with the cable buried to the house. High speed wireless internet was installed in June 2011*. The power and phone lines come into the house underground. 

click to enlargeEagle Creek Road is a private road maintained by the Eagle Creek Road Association. In 2010  the road under went a major refit at a cost of $9,000 and is now in good shape. The Association  collects $200 a year from each of the lot owners [$3400 total]  on the road to carry out the necessary work. The  association currently has over $12,000 on hand to carry out future work. 

*There is a Shaw satellite setup and the home was set up for wireless high speed internet from Seaside High Speed three years ago.
