Overview:

Round houses come with many benefits but this one is in a class by itself.  "Fine Homebuilding Magazine" thought so when they featured it in their monthly issue.  This striking home is the shape of choice for strength, energy efficiency, good ventilation and air circulation and is less vulnerable in strong winds. “Circular living provides a balance of looking inward and outward: looking out at the natural environment and surroundings but then coming in again to the self and the hearth.” (David Raitt, noted builder). Looking outward provides a variety of vistas on this 7.3 acre (5 cleared) property - rolling wooded grounds, tended fields, fenced vegetable gardens, northern mountain chain, ocean bay and visiting moose. Looking inward is equally pleasing - 3 levels, 3 bedrooms, 3 wood stoves, open plan kitchen/dining/living, screened porch, decks and 2 spectacular bespoke staircases.  The home is both spacious and cozy with interesting architectural features. The part of the house you don't see, inside the walls, the roof and foundation, was built to a very high standard. Detailed specs available. Custom furnishings stay with the house as do all contents including tools in the workshop and canoe on the dock. The attractive garage/workshop with upper level, north-light studio is perfect for the artist or wood worker. This turnkey property is very privately situated in an area renowned for its natural beauty - Aspy Bay (one of Cape Breton's finest sand beaches) and the Highlands National Park.

Details:

Round House Specs and Features

  • Inside the 96' circumference 2" x 8" house wall is two inches of ridged foam insulation, 1/2" sheet rock, and 3/4" finish spruce or knotty pine inner wall.
  • Roof is asphalt shingle over 1/2" pressure-treated plywood, over 1" x 6" rough spruce.
  • The warranty on the propane stove (4 burners, oven, broiler) in the kitchen purchased in 2016 is included.
  • The warranty on the GE kitchen refrigerator/freezer purchased in 2016 is included.
  • Basement is poured concrete circle appx. 3' wide and 96' in circumference and 2.5' deep (reinforced with 1/2" rebar). Additionally, there are for "spokes" quartering the circle 3' wide and 2.5' deep. Upon this "footer" are five courses of cinderblock, completing the crawl space.
  • The six galvanized hoops that circle the roundhouse are 5/8" in diameter.
  • Round House dimensions are 30' in diameter and 32' to peak of roof
  • The chimney measures 4' deep x 6' wide x 38' high from ground surface (footing is a good 6' underground).
  • All windows have aluminum storm covers.
  • The roundhouse is very effective in a wind storm of any kind as the wind can attack only on a tangent. The wind spills right around the round outter wall. This also has the salutary effect of blowing snow away from the base of the house where it meets the ground. The 66 ton granite chimney also makes the house solid as a rock.
  • With its many windows and very few interior partitions, the Round House affords great cross ventilation in the warmer months.
  • The kitchen is very efficient with lots of corian counterspace. Four can side at the center island. Adjacent to the kitchen is a round table that can sit 4-6 people.
  • The house was designed so that two families could share it: one living on the first floor with its ensuite bath and one on the third with its ensuite bath while sharing the kitchen, living room, and deck on the second floor.
  • The upper deck provides a great sunning area with views. The porch beneath it provides a good screened-in enclosure (insect problems are minimal due to ocean proximity).
  • There are a number of built-in wood storage areas (on the back deck of the barn; under the outside staircases; in a 45 cu. ft. woodbox on the second floor; and in a set of built-in, lift-lid seat cabinets in the third floor master bedroom.
  • This is an extremely quiet house due to the thickness of the house wall.
  • There is an outdoor shower - it's great for cleaning up after a day's gardening, chainsawing, or time at the beach.
  • Home featured in Fine Homebuilding Magazine in Feb./March of 1988 (issue #44).
  • Home sleeps six comfortably with pull-out sofa for two more.
  • Brand new propane stove and GE refrigerator - 2016.
  • House made entirely of pressure-treated lumber.
  • Detached barn/garage houses a good workshop with many tools and room to house a car or truck; also houses an artist's north-light studio and plenty of room for storage.
  • House fully insulated, including newly-installed foam insulation under first floor.
  • House heated by three wood burning stoves; electrical, thermostatically controlled, back-up heat on all three floors.
  • Storm windows all three floors.
  • Fenced-in raised bed vegetable garden.
  • Property is sub dividable.
  • 22' deep dug well that has NEVER gone dry in 45 years (usually has a 17' to 19' column of water in it at all times).
  • New roof on roundhouse in 2006;  will be newly stained and painted in 2017; deck largely rebuilt in 2013.
  • Multiple extensive annual and perennial flower gardens.
  • Two televisions; wi-fi access.
  • Each floor has 710 square feet.
  • Four secret closets total appx. 200 cu. ft. of storage space.
  • Propane bbq
  • Roundhouse dimensions are 30' in diameter and 32' to peak of roof.
  • The chimney measures 4' deep x 6' wide x 38' high from ground surface (footing is a good 6' underground).
