Overview:

The critical aspect of a real estate listing is getting the true image across. In this case, there is the very pleasing image that meets the eye and then there's the one you don't see. The true value of this property is hidden by both the rules governing the computation of the total living area and the constraints of the search database. A casual look at the listing suggests the price is too high at over $300 per square foot. Comments:

While this well designed home is appropriate for many types of single family groups, it is perfect for the so-called empty nesters looking to down-size for retirement years. Its one floor living style is extremely practical with the attached garage opening into the mudroom area which in turn leads into the kitchen, a short distance to lug groceries.

The common living areas are grouped into one wing featuring a large and well-equipped eat-in kitchen and a high ceiling great room arrangement that encompases dining, living and foyer centered around an imposing brick fireplace facing a wall of windows that provide a panoramic view of the Bras d'Or Lake with a backdrop of forested hills and mountains. The other wing groups the bedrooms, 2 bathrooms and den together in a logical separation of living space.

Perhaps best of all is the huge gyprocked and insulated lower level which lends itself to any number of uses. Its 1642 square feet double the space of the dwelling, a very attractive feature for those in the "down-sizing" mode who do not wish to have to get rid of the contents of a larger dwelling that they would rather keep. There's a large storage closet made for clothing and luggage. The utilities are grouped in the same area in one corner and the rest of the substantial space can be customized for the buyer's needs. Any couple living here will not have conflicts over storage space - there's room for everyone's "stuff" as well as ample hobby space.

The lower level is dry with no evidence of any leakage and there is no typical "basement odor" plus you can see, since it is an open, unfinished space, that the construction is very good quality. The window wells, also done correctly, provide outside light augmented by more than adequate lighting fixtures in the ceiling.

The heat pump deserves special mention as it is responsible for very reasonable heating and cooling costs. It is in-ground geo-thermal with 1500 feet of piping buried up to 5 feet deep.
