Overview:

This is a beautifully decorated newly renovated Victorian waterfront  Inn in Baddeck, Cape Breton. with a 4.5 star rating and growing seasonal business.

There are 5 bedrooms, 5 baths, plus attic loft with bathroom, while the meticulously refurbished interior is matched to the desirable and photographed waterfront location,  in the popular tourist village of Baddeck.

2014 improvements include: double French doors facing the lake, windows, new kitchen, hardwood flooring, 2 bathrooms (in floor heating), bedroom. Included is a deeded water lot allowing additional revenue from moorage rentals and watercraft activities.

This unique property is in the heart of the village within walking distance to the Bell museum, the golf course, Yacht Club, all shops and restaurants. The lovely water views from two large decks provide guests with the best private location in the Village. The pre-booked reservations at this turn-key property ensure immediate and successful season with minimal marketing effort for the new owner.

Remarks:

This stately property has been the envy of many yachtsman for over 100 years. It was built by one of Baddeck's founding families back when prime waterfront on the Bay was undeveloped and they chose the best of the best. They hired skilled Nova Scotia artisans who built their Victorian beauty to last and so it has. Many renovations have been made over the years, all done carefully and skillfully to retain the home's original character, most recently in the last year.

One can easily see this home has been meticulously maintained both inside and out. Attention to exterior historical details is matched by interior designer touches in every room that evokes a modern coastal feel.

Completely redone, this home has a new roof, new cedar shingles, new custom windows and doors, new electrical, insulation, exterior decks, etc. An extensive renovation to expand the water views includes the open concept kitchen/family room, upstairs bedroom, and 2 bathrooms with heated marble floor recently completed in the spring/summer of 2014.

This property also has an unusual feature found rarely in the area - water rights including the right to build a private dock. Even better, it's deep water moorage. The combination of picturesque Baddeck Village, and the majestic Bras d'Or is the requisite setting for this distinctive home. A haven in a chaotic world.

Comment 1:

There are so many attractive and comfortable places to appreciate the water views, that it is difficult to choose one over another. However, the sun room with French doors leading to the upper waterside deck provides a wonderful panoramic view of the harbour and is a favourite spot to gather for a morning coffee or afternoon cocktail. The sea side inspired décor provides a casual and calming place to relax regardless of the weather.

Grace, elegance & serenity live here - A wonderful haven on a stormy day. To watch the rain fall on the lake in the cozy sunroom is balm to the soul. A wonderful place to stop & remain still.

On a sunny day, a short walk over the deck and down to the lower waterside deck is mandatory. The view is spectacular and provides changing vignettes of sailing and marine life. Retire to the deck chairs and watch carefully to see the Loons with early morning coffee.

Located in the center of the Village, this Victorian beauty is within walking distance to all amenities, shops, Alexander Graham Bell Museum, sailing, swimming, kayaking and 18 hole golf course, 'Bell Bay' listed as one of the best golf courses in Canada by Golf Digest. There are nine good restaurants within a 10 minute walk of the front door.

Comment 2:

This property is perfectly situated for the yachtsman owner or guest, the reality of the unusual 'water lot' providing the right to have a dock or even a wharf given the expanse of lake bottom that is owned and controlled. What this means is that extending out from the land border, 210 feet, by 64.6 feet the water and the lake bottom is effectively owned by this property. Given the soundings in this area, a blue water craft (or more) could anchor, moor, and remain in the area at the will of the property owners. This virtually means a very significant marine portion of this property, is under the control of the owners.
