Overview:

With breathtaking views and close to 450 feet of bold Atlantic Ocean frontage, this 11 acre Eastern Shore lot is very privately located amongst the evergreens of a secluded peninsula. There are gorgeous sunsets, a coast that never freezes, pristine waters and dramatic surf views. One has a choice of elevated building sites offering dramatic views out to sea and down the coast. SW exposure insures long sun soaked summer days. The large size of the lot, its distance from anything of an intrusive nature and the configuration of the coast at this location ensures a totally private and secure place.

Recreation includes boating, diving, world class fly-fishing, kayaking and hiking. A sand/pebble beach is within walking distance and an all sand beach is within a 10 minute drive, 5 more minutes to the Village of Sherbrooke. While there is no lack of things to see and do in the area, this location is a perfect place to just relax. Road noises are totally absent, leaving only the surf sounds of ocean rollers coming directly into the foreshore together with the wind amongst the trees.

The development has 20 large private lots and is an international community comprised of Europeans, Canadians and Americans. The area is known to have easily obtainable, potable water. A positive perk test for a conventional septic system has been done on this lot. Halifax International Airport is an easy 2.5 hour drive.

NOTE: This property is Lot 12 and it is the first lot after civic #308 on the right.

Comments:

This large lot is part of a new development area on a peninsula where all the lots are large at around 10 acres or so. The large size of this lot, its shape, its position on the peninsula and the character of the surrounding area with its sparse population all contribute to its high degree of privacy. There are a number of possible home sites that take advantage of the beautiful elevated ocean views. The site is elevated, but it slopes down to easy access to the beach.

The development is called ART'insula and is made up of 20 large private lots and is an international community comprised of Europeans, Canadians and Americans.

It is permissable for two homes to be built on one lot per the convenants of the development.

Holland Harbour is an ideal kayaking area. With Reed's Island off the shore of Lot 12, Holland Harbour offers a calm water paddle. Local wildlife observation includes Loons, Eagles, Deer, Seals, and Whales.
